Do I need planning permission for a wraparound extension?

Yes — a wraparound extension almost always needs full planning permission, because combining a side and rear extension in one L-shaped structure falls outside permitted development rights. Expect a full householder application if any of the following apply, and assume they will:

  • The extension wraps the rear corner of the house — combined side-and-rear extensions are not covered by the permitted development classes
  • The side element is wider than half the width of the original house
  • The rear element extends beyond 3m from the original rear wall on a terrace or semi (4m detached) without prior approval
  • Any part exceeds 4m in height, or eaves within 2m of a boundary exceed 3m
  • You live in a conservation area, where side extensions lose permitted development rights entirely
  • An Article 4 direction applies to your street — common across inner London boroughs
  • Your home is a flat or maisonette, which has no permitted development rights at all
